Thanks @Chris Seveney that's where I am leaning as well, keep it clean because I don't think its possible to revalue 50% assets that I buy and keep mine at same basis.

You may also want to set some keywords around "agent" and "lender" for that market to get to know who the players are in the space that are involved in the community. 

I was heavily involved in the renovation and am relatively familiar with the construction side.Our plan is to hold this property for long term and then wait for a couple of years to add more to the portfolio.
