My best tip after you identify potential target markets is to start by finding an excellent property manager--during your interviewing process, you will also get educated on the area and what to expect.

I like to see more specific goals, like:-Analyze 3 deals /day-be under contract to purchase a property  that meets my criteria by 3/31/19- talk to lender per week - interview one property manager per weekDoes that make sense? 

But I like the idea of interviewing your PM to try to get an idea of how they operate and what their philosophies are.My best friend is a retired police officer who started his own property management company.

I just need to have some rough idea of how much it will cost to convert that to rentable space so that when I go to interview architects and GCs I am not caught completely off guard.
