If it was me, I'd either have a $ penalty for breaking the lease (eg 1 month's rent) or have them pay the rent until it is re-rented and do my best to get it rented quickly.

I still use it today and might start using it again for my main CRM.Admittedly though, it's a bit clunky for a CRM and could be a lot smoother.I will be re-pricing the direct mail value soon.

Why even bother getting into RE if you're pulling down $6mm a year?

I also got the marketing piece re: discounted properties.

You have to also factor in your vacancies and turn around costs to re-rent.
