Doing a walk thru of the property, I saw how the owners weren't utilizing the space properly.The basement is unfinished and just have so much wasted space.I plan on putting two sets of coin operated washing machine and dryers and also carving out 4 storage closets that I will charge for ($25-$50)/month and I was thinking of putting a small gym down there..and charge a monthly fee of $10 a month.

Due to the high cost of keeping properties in tip top shape, they often don't return a lot of cash, but 10-15 years later they can be sold for a large profit.3) Lenders like them because if they have to foreclose, they're getting an excellent piece of collateral vs. a dump.4) Tenants expect the best service as well as amenities such as high speed internet, pools, gyms, and professional landscaping.

Community gym, playground, etc. of course they have a $600/month HOA so that eats a good amount of profit, but still...So this one for $347k is not a good deal in my opinion.
