Don't get caught off guard the first time you do a mulit unit deal with enough units to trigger the local label of "commercial property"(sometimes its not until you get to 5 or 6 units), be proactive and set up the trash.

When you no longer own the property, you're no longer entitled to those tax benefits and have to repay them regardless of how the sale is setup (other than a 1031 exchange) This catches a lot of people off guard when they realize they owe recapture and should be considered before the sale.
