people are getting creative...as for the water heater, a standard 40 gallon cheapo is 220 at lowes...pex is cheap and quick...i use it for all plumbing needs

Ffour times in the three years I've owned the house, water came up through the floor, just enough to make a couple small puddles... but, the sump would be pumping 5 gallons of water every other minute for 2-3 days.Already approved is a 50 house development going in behind my house.

I am not planning on replacing it until it goes, all asbestos gone, replaced iwht expensive fg pipe insulation and I made a 1" ins. blanket for the boiler. uses around 2k gallons per year (less actually, 1,734 over past year) -- ONE thermostat, which allows for one cycle per hour and is programmable - no one touches it and it keeps the building pretty comfy--no complaints except 3rd floor when system needs to have H20 added, or bled.
