don't know much about office other than from a Macro-perspective, i've never invested in office CRE, but seems like the panic from "work from home" may be a touch overblown.

My long winded question is this:What are some fresh new money-making strategies ( real-estate or not ) that aren’t on the hype yet, that don’t take much start up capital, similar to wholesaling before it got popular?

It sounds like the idea is good for more of a SFR, or a 1-4 unit rehab but my concern from a lender's perspective is the needed experience in the more 10+ unit space to give "normal" (80% leverage) on a deal like this. 

I will say you need to really hone in on your budget to better understand what retirement means from a financial perspective.

From a lenders perspective, I would want a larger down payment or a significantly higher interest rate.
