The sophisticated money is not buying in stagnant markets with poor fundamentals because they can achieve the 1% rule, can complete a BRRRR or because of more favorable landlord tenant laws exist just to highlight what’s rarely part of their acquisition criteria which is a stark contrast to the mindset of most within the BiggerPockets community.Since your focus is specifically on landlord tenant law component I’ll add those who follow the law, properly maintain their property, respond timely to tenant requests, use well drafted and fair leases and don’t unreasonably withhold deposits  find themselves in far less tenant controversies.

Next month your rent will be the same as it was this month ($450), the following month it will increase to $650 (one half way to the target rent of $850), and the following month it will increase to $850.

.- Getting tenants to agree to rent increases and turning in all the required paperwork to caseworker, then, you guessed it, chasing them to process it- Dealing with the tenant's "entitlement attitude" that they don't have to follow the terms of the lease, so they move in other individuals and/or get pets without permission.So, a good PMC will charge something more to manage a S8 tenant/property - either a higher percentage or a one-time or annual fee.
