This is where they half fill it with questionable tenants to show 50% occupancy for example instead of 25% to try and extract a higher price from a cash buyer.If the bank is local you might try to see if they would finance you for 18 to 24 months and then you cash refi them out of the property or sell off and 1031 exchange.

All things being equal you can always trade equity for cash flow in the future...Ex: In the future extract $1M of equity and buy all cash in a cash flow market.No wrong answer either way and the goal is to find a way to do both.

If a bank tries to file an insurance claim for a loss the MI company will deny or reduce the claim if they feel the bank did not follow protocol in trying to extract as close to market value as possible when liquidating the non-performing asset.Same thing when lenders seek judgments against borrowers.
