The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!

Like Martin mentioned, I can buy my own property in other foreign countries  and make significantly higher returns (which, incidentally, is what I've been doing).So with the same amount of money that I could invest in a shared villa, I do more profitable investments, make more money and then buy my own property in Costa Rica with the extra money I'll have made and it can be a pure lifestyle purchase.This being said, if you put together a group of like-minded people who can put some money aside, decide to purchase a property together, don't really care about the return and love Costa Rica (otherwise you could do the same somewhere else), I agree that what you do can be a lot of fun!

Everyone's circumstances are different, so maybe it makes sense for you to borrow against the 401k, but I just think it is important that folks are fully educated on all factors before making that decision.

So, for those folks I need to look at their tax returns because that will show me income and expenses for a whole year. 

If you have the extra time, I recommend spending some time calling owners around your area.

I happen to agree with most of the folks on this board that this kind of structure is overkill.Also, understand there can be issues getting a mortgage with an institutional lender and potential problems getting title insurance.

I've found its pretty hard for folks to get comfortable with a purchase out of state if they haven't seen the general areas that they think they'd like to buy in.While I love where your heads at - best thing you can do right now is likely focusing on saving cash, REI education, paying off loans, and enjoying your last year of school!
