Hello,My spouse and I also used Enhanced and clearly we are experiencing the same situation.

When dealing in and trying to quantify the value of notes that are outside the “cookie cutter” Fannie/Freddie parameters it takes an experienced and knowledgeable underwriter with experience in just this area.  

Look for markets that are experiencing both job and population growth.

I explain they will have difficulty Renting a quality unit, that I will ding their credit, that I will attempt to garnish their future income to recover what they owe.

It also seems with multifamilies in the northeast that rehabbed properties (multi's anyway) are experiencing significant valuation increases from rehabs. 

Educate yourself and find a mentor or an experienced syndicator to get started.

I'm not familiar with CT...here in NC, if a buyer agent is experienced and knows their market, they should pick up on when a property is "under-priced" to get more attention. 

Attending local real estate meet ups is a great tool to learn from experienced investors.
