Most hard money lenders will only lend 60-70% or less of the LTV  of the after repaired value and may want you to have some skin in the game.

In fact, I rarely even bother asking why they are selling because a) I don't care, b) often they won't be honest with you anyway, and c) sometimes you just don't want to know (as was the case on an ex-hoarder's house I once bought, because the details would make your skin crawl).

If you have a property under contract, you can get money through a private lender, but they do want you to put some into the deal so you have some "skin in the game."

Most lenders require the borrower to have some skin in the game and they have to come up with at least 10% of the purchase price, most times at least 20% of the purchase price while they fund 100% of the rehab from an escrow account in draws AFTER a that specific portion of the work has been completed.Many people say they don't want tenants that are already there.

Hey BP, I have been reading through some of the forums and I see some mixed opinions on this subject, Here's the question: If you don't have enough money for a down payment and your credit isn't the best and you deiced to bring in a partner 50/50 partner who has the money for a down payment giving you guys skin in the game.
