Quickbooks is great if you're looking for a tool to manage your own books.

So essentially zero support for my concern.

If you put a donut over the city of Philadelphia with the center of the donut around the Center City area and nearby (essentially the hole), and the rest of the donut was basically everything else around it, you would find this trend:In the "Hole" of the donut:1.

@Taylor Davila,I'm not in the Louisville market, but how I figured out potential vacancy and pricing is by using several tools and even looking at airbnb.

I checked out the video and it seems like an awesome analysis tool!  

Thanks for posting however your video is essentially an advertisement for Bright Investor doing exactly what I did to generate my findings.  

There are great ways to learn here and great tools to use.
