New investors sinking most of their nest egg or savings into an OOS hood house 'for the cashflow' is speculating to me.

The property would only be nested inside the "cell" of the Series LLC.

If that's all I had as a nest egg I would find other ways to save and I would get educated first.  

I should mention that I have a nest egg of about 1.5m at my disposal.

You’d have the additional $140K as a nest egg for when you go back to school so maybe less school loans if that was a route you were going to take, and if not, then maybe just a CD where you have quick access and decent returns for now.

Usually, I try to leverage Other People's Money before I dip into my own personal nest egg.
