In a market that only has 30% market penetration, zoned so "Stupid" money will have a hard time moving in. 

Anything requiring penetrations, moving electrical, moving plumbing, HVAC, wiring up of overhead lights and extra outlets, etc.5.

I feel socially and economically charged to prepare an embracing housing market for those to come.

Hey @Bryan McDonald, this is a savvy question to ask and I'm bummed that you are having to ask it, but glad you are embracing this frustrating situation to learn.As an investor and a retail agent, I get to see both sides of this situation (and your question could be IDENTICAL to what one of my sellers is asking himself right now).
