This is what I believe will happen whether or not either industry embraces it..If someone makes an estimate of value and can back it up with irrefutable hard data there will be no defense against the argument however the data and or analysis was obtained.1 The MLS data bases are the best and most reliable sources of data so far- who owns it?

I glue vinyl onto bottom of bases, cut in closely around any pipe penetrations and caulk around entire perimeter.
