Most court house buyers like me would never have even talk to the owner would have just went straight to eviction and ended up with a mess.. my style was to always knock on the door and talk to the person who lost the house.

Layout reminds me of small time share condos but the other condo complex next door does not resemble this one at all.

It's never been a problem, but with the rise of cryptocurrency mining (electrical intensive) and some specific types of indoor horticulture activities (electrical and water intensive), we felt it would be good to hedge against those admittedly small risks.

If the tenant is not allowing access to do a repair (NEVER in 10 years has this happened to me) you put a 24 notice on the door and go in.

It seems to me that rather than 54 doors, you/sis/dad would be better off with fewer, but better doors.

And you have to live in the same unit as the guest, bedroom doors cannot have outside locks, and you can host at most 2 guests at a time.

You have no ability to make improvements to increase the value (and benefit as the owner); you can't deduct mortgage interest on your taxes as you don't hold the mortgage; and you can't own it while the value rises over time.

I do my 10-12 doors once every few years and don't see that much lint anymore, but the first time I cleaned some of the properties, they literally yielded a bucket full of material.  

Banking an 11% vacancy since there are only 2 doors.

I have had to replace door locks when people kept jamming the wrong key in.
