That's why I don't venture too far from areas I am familiar with.The financial pro-forma on a deal is only part of your due diligence....what's on paper may not be reality.

At the same time I'm upset because he took my age and lack of experience and ignorance for granted which makes me question a lot of things.From what I know now I would have never done the deal without a proper pro forma, construction bids, entitiy formation, and more details of the deal.
