Should I expense those materials using bonus depreciation, or the De Minimis Safe Harbor or they can only be capitalized?

I will be investing in the Wicomico County market and the Sussex County Delaware Market.  

Things like: having roof, heat, driveway, paint, outlets to hang Christmas lights... things that are taste specific can actually de-value.

The one area that does target 1031 Exchange clients is the Delaware Statutory Trust or DST.
