My lawyer right away objected but until judge looked at in on Friday and denied her stay, we had to reschedule lockout for following thursday which is tomorrow the 4th of november. lockout scheduled for 10 am tomorow after not apying almost 2 years with balance of $70,000, and boom, right before closed tonite she runs in and requests a stay AGAIN!!!!!!!

If you have friends or relatives in other areas, leverage their expertise of the area and they can be your boots on the ground (don't abuse their time of course) and you can reward them financially if a great deal comes along!

The landlord has the option to (and should imo) check into the doctor’s letter and make sure it’s legit (to the best of their ability) - but if they deny the ESA based on not filling out their special form or because they didn’t get to chat with your doctor about your disability then that is against the rules outlined in the document I provided (which is up to date) and the person with a disability can file a complaint with HUD.

The condo is part of a HOA and the HOA requires that all potential tenants go through a background screening before the Board of Directors are able to approve or deny them.Is this common?

You have the settlement agent who closes the transaction, the escrow agent who collects and disburses the funds and documents, the title agent who issues the title policy and the title insurer whose policy is issued.This sounds like an escrow problem not a title problem so if the settlement/escrow/title agent is not owned by the insurer the insurer will probably deny liability to the Seller for the misplaced funds.
