@Ernest Lopez If it’s that bad I would go ahead and demo and build new construction.

We closed on this property on a Monday afternoon, when we started demo Tuesday we ran into a foot of water in the finished basement.

In process now. have nearly all of the tenants out and starting demo on the vacant units.

Only making roof repairs as needed ($6,000 thus far, not much needed beyond the initial wood replacement), doing all the abatement demo and hauling ourselves (my partner and I), cleaned out one area that can be zoned separately for heat. 

If your strategy is to re-zone the parcel and change its use to higher density usage than you may have needed to demo the home. 

The interior of the house has already been demoed.

I know it’s simple to self perform the demo work, but work schedules often interfere.

We were only 20 & 21 (my wife and I) and we learned about needing permits, dealing with mold, dealing with grand fathered in code items vs bringing things to code, dealing with the city (It was black listed), learned how to demo, how to paint, how to install moulding and laminate/vinyl flooring planks, and I am sure I am forgetting more.

My first team was me, and my wife, and a couple nephews to demo, and that's it.
