My virtual assistant saves down all of my receipts in the "Date - Amount - Expense Type" format in a folder for each property so we can easily identify which receipt is for which expense. 

However, I am looking to see if fellow investors have strong perspectives one way or another - If you had a fixed amount of capital that you could invest, would you invest in Huntsville or Greenville?

To sum up, the overall lending environment (from my POV as a fellow borrower) for commercial projects is simply more stringent when compared to residential RE.

We've laddered our balloon dates to happen every 2 to 3 years up to ten and will invest in REITs, ETFs and broad index funds as waterfalls hit and valuations appear attractive.   

For example, if every lake cabin within 20 miles of yours listed on Airbnb seems super rustic and dated and "northwoodsy" (for lack of a better term), is there an opportunity for you to skew more modern in your STR design/style to help capture bookings with guests who are looking for that kind of aesthetic?
