I did speak to a real estate attorney, and his recommendation was just have the property LLCs and operate out of them property wise/independently.   

It would be good to understand what other think is a good net operating profit, cap rate, and ROI in today's world which I'm sure can vary by market. 

Look for long time operators, ideally that survived the Great Recession.
