Could there be something I’m not aware of that’s keeping other buyers away despite the attractive pricing?

I believe most places charge a 3 percent fee or more Im not aware on how to get cash out without paying high fees :( if you figure it out please let me know!

The deals I bring from clients are combination of off market and on market but most of the deal I bring happen becuase I am well know in the multi family community.
