I’m at lunch at work and my wife is getting out of a yoga class and I call her and she’s like, “I have no idea what’s going on.”We’re trying to interpret the pictures and some of these are just like a picture of the microwave, a laptop on the floor, a vanity light with one bulb out.

Do they look like poverty people cars, rich people cars, or working class W2 people cars.That will give you an idea if it is something you believe you can handle before going into the financials of the business , and by financials I mean the projected earnings of the business, and the earnings of other business owners that you interview.

Generally, I would think that commercial real estate (especially B and C class industrial/warehousing) would be less averse to the close train proximity then residential.

You could get a duplex in a B-C class neighborhood for 250k and take advantage of a hybrid mix of cash flow and appreciation.
