I Owen him another 3200.00 per contract but since move n in I have had to spend 900 dollars to connect fauces dishwasher  in kitchen ( plumber) and electric in living  ( electrician) room since when they were using tools they blew breaker in fuse box an shorted out wire.

@Dennis S.Hi Dennis,Window A/C units have a service life, and window or outdoor unit, not cooling to called for temp you should have a an A/C service tech look at it because you might loose the tenant over it.If she wants 69 and you tell her to live with 72 it might be a deal breaker, (I run at 68 and it never varies even 1 degree no matter how hot it is outside).Good Luck!

@Corey Kenney no matter what anyone says, yes, it will be a deal breaker for some people so expect a longer time to sell and lower resale value.

I am a big proponent of Airbnbs and a self proclaimed rule breaker but after getting burned several times by bending the rules, I recommend that everyone know the regulations that are currently in play and any that may be coming down the pike so that you don't get stuck with fines. 

I agree with Account Closed& best way to quickly test your outlet ground integrity is to hook up a new outlet to each of the circuits with the ground wire attached then plug in the tester pic., below.
