It would be more ideal if you had or can find an investor friendly agent there to rep you as the buyer to ask all the questions or know what questions to ask for you to figure out more about all four units. 

I’ve had 2-3 buyers interested in Lakewood and Edgewater areas continuously over the last 1 1/2 yrs so have spent a lot of time looking at properties in these areas- here are a few additional observations:The numbers on renovated full size Lakewood two family don’t match most investors criteria (greater than 7% ROI).  

I have done quite a bit of studying and research over the past year and a half, and I've recently started reaching out to potential cash buyers in the area.

The next buyer won't want a $5-10K a month loss, so they are going to buy the house at an appropriate multiple. 

again this is my perspective I was the largest HML in Jackson market from 03 to 08  and lived there for one year cleaning up all the foreclosures I had from failed landlords in 09  I lived out at Reunion which is great neighborhood but you not allowed to rent homes there..

A lot of lenders here that can help you more than I however I broker a lot in FL and most of my buyers use (in order)1.

If you haven’t done so, join AZREIA or smaller local meetups, where you may meet investors (who ought to be repeat buyers).  

If he failed to do so, he breached the agreement, and as a result, his IRA was closed.

This means a lot of units are sitting, and we're seeing a lot of price reductions, lower offers being accepted, sellers willing to help cover buyer closing costs, etc.
