Through my research I’ve encountered many OOS investors located here in the front range who went that direction and literally all of them except one experienced frustration and near total capital loss, not gain and certainly not any “passive” income so I would not recommend going that direction unless you have a brother or blood brother or someone you trust on that level who is skilled in real estate in an out of state market willing to help you find properties and manage them for you.

Real estate's life and blood is getting the funds needed positioned and ready for when a good opportunity comes along. 

Banks I've worked for only allow hypothecation for a blood relative.

Or just do a Charlie Sheen and get a huge mansion, a huge pile of blow, a few porn star girlfriends and say crazy things like "tiger blood" between your visits to AIDS specialists and Viagra doctors. 

Anyone can get high blood lead levels, the law only specifies under 6 because it affects the developing brain more severely then a it affects a fully developed brain.

@Paul Sandhu in college biology I was taught that elephants rock side to side because their hearts are a little small for their bodies and they have an extra valve in one foot that helps move the blood back up towards the heart.

As far as getting more from them--as they say "you can't squeeze blood from a turnip."

Getting into 6-7 loans in your first year is like blood-doping for months and hiding a rubber bladder of dog urine under a merkin for the drug test at the end of the stage.

Heck, even the bathtub could be used to wash off blood evidence. it doesn't mean we should exclude any of these things in the rental unit.
