Good question, my answer would be this: I am very sorry your father died, I will send you flowers and a card however your rent is due and if you do not pay it by ____ (whatever the grace period is in your state/lease) then you will incur a late charge, and the process for eviction will be started promptly.My advice would be, DO NOT let them think they can push you off and pay you later, it will become a constant thing.

She is also asking for money to pay for the landscaping she did (that she did not ask permission for) because she cannot dig up her flowers and get her landscaping timber in the winter.

I certainly would not want you to get negative cash flow, simply telling you what my real numbers are.In my particular situation, the cabin is worth every penny, because I'm literally sitting in it right now, on my birthday, enjoying nature and about to go fishing with my 65 year old father. :)Again, not advising you, but there is a part of the picture for me that also needs to be seen.
