For families with kids that don't have D+, providing it likely doesn't move the needle because it's not important enough for them to already be subscribed.I think providing streaming services (that require login) can have huge downsides if the service gets logged out. 

However, keep in mind it may complicate financing, add costs, and require careful management to maintain liability protection.

From a transactional cost standpoint alone, the fees on the way in and on the way out require significant appreciation to break even.

For example, many of the nicer ski towns around Colorado require first month, last month, plus the security deposit upon move-in which can easily amount to $7k+.

If so, what are the licensing requirements? 

The bids I won, are down payments on property that has "small" balances under $20K but I do not see how this is legit. 

You may also put 5% down on a conventional loan with no self-sufficiency requirement. 

It should be a requirement to be educated in that space prior to licensure.
