You ran your numbers in reverse (I'm impressed) to arrive at your max offer...and max mortgage (big thing many gloss over). 

I ask her if we can meet so I can sign a lease, and she says her computer crashed, so she can't give me the lease, but she wants the deposit.

I feel pretty set on what I want to do but some people have told me I need to be careful on what I choose and to make sure to have a fall back plan in case the market crashes or being realtor does not work out.

Hi @Isaac Chun - how did you arrive at the monthly income and how did you arrive at the purchase price? 

The condo units in this complex lost a lot of value during the market crash and just now are going back up in value.

This makes me lean toward multi tenant to justify the cost - however that also comes with an increased up front cost as well as way more up front crash course learning with the business and tenants themselves.

The market right now is golden with increasing times in the near future but we all know the crash is coming.

slow downs can but not a full blown crash like we saw.

Lend it out to a investor and it will be protected when the real estate markets crash.
