I found that , yes, I saved on taxes, but that maybe without the time pressure of those 45 days, I could have sat back and maybe found an awesome deal (instead of just a good one) , that would have ultimately created more profit for me than what I have saved on taxes.

For a 2/1, I received these quotes with permits 14k electric,  8k furnace/duct, 2k central air, 2.5k floors sanding/ synteko, 10k bath,  12k kitchen, $30/$50 sheet of drywall,  3k paint,  roof was about 7k, demo 3k, concrete demo/new $12 s/f, windows $250/$400 depends on brand, then GC fees,  etc.

No disrespect to the previous reply but I think your situation is different; he was talking about multi-units (where inspections can be tricky due to tenancy) and you seem to be talking about a duplex or SFH that you can rent rooms to (apologies if I'm wrong).My point is that the previous replier aired some very salient and smart concerns but I'm not sure they all apply.
