Simple trick- NOI/Cap Rate will tell you the worth.

Seriously, I'm gonna do it right here, I am going to put it "on-blast", the exact "Top Secret" strategy First, look up on whatever recording system you have in your farm area for seeing tax records.

Sometimes maybe often times they aren't doing enough to track down the owner or owner's heirs and just collecting checks from the court. we have a FC coming up where lets say the loan was $500k and the property is worth $1.5M.

Depends if you are worth millions already than 40k is like 1k but likely do not need their course.

Like someone else mentioned, doing a short term rental in a secluded basement that is very private and walled off is one thing, but sharing the same refrigerator, kitchen thermostat, etc. with a complete stranger seems like it will introduce more problems than what the money is actually worth.

I did not read the rules around security deposits. you may be allowed to use those funds and still file a small claims action for any remainder, but I can't imagine that it would be worth it if you have at least one month's rent in security deposit.
