They do prefab homes, so I assume it's because they can remove it (though it is affixed to a permanent foundation), though it sounds like a refi would be a huge hassle in that type of situation.I'll definitely take a closer look into Georgia's rules.

What I mean by "complex" is - building additions, adding bathrooms, constructing a garage, fixing a foundation, that sort of thing.

When we had a broken water pipe in our concrete foundation slab (will never buy another house on a slab - lesson learned) and the house needed water remediation we discounted our tenant's next monthly rent payment by the amount of the hotel stay after they provided the hotel receipt.

Also planning to start systematically checking out auctions in other counties casting a wider and wider net as I can.I have found at least 4-5 counties which use language similar (or identical as that looks to be pulled straight from the state statutes) to that but then say explicitly that they will be issuing a quitclaim deed to the auction winner upon receipt of payment.

Eric Hassfurther I used to live in DFW and if you buy there just be aware of the Miller property taxes and increased chance of hail damage as well as the common foundation issues.

There was dead air space at the front due to no foundation ventilation.Damage- the front sill and sub floor, the center beam, damage under some old plumbing at the rear center; tube scarring on numerous floor joists.
