Put on an investor hat and consider rentals that perhaps you would not live in but you or a property manager would collect rent and have a much better return n you newly increase investment capital pot!   

Me personally would paint it it put a flower pot with flowers  on top and make it look like it should be there if I am going to show

Without it, the net is often way too wide.

(obviously, it would probably be impossible to beat your 2.75% rate right now if you borrowed anything to acquire more properties).I agree with the others who mention that this property sounds like a mediocre cashflower...possibly even a poor cashflower...but cashflow isn't the only consideration.On the bright side: even if you have to bring your price down considerably to sell, it sounds like you have a solid equity position... deciding whether to pocket 100k vs. 125k (or whatever your expected net is) is a good problem to have!

You can buy test strips for pot online; they are relatively cheap. 

Small stuff like pots/pans or clothing can be taken to a donation center or trashed.

Don't forget to factor in probably 20-30K for new furniture, decor, linens, pots and pans and all kitchen stuff, appliances, and everything a fully furnished STR needs.  

And if all else fails, I have something to fall back on - this is a great safety net. I
