I'd much much prefer the passive income of rented properties, than having to get out of bed each day to follow up enquiries, see houses, jump through hoops - and hope that I make my own mortgage payment each month, not to mention shoes for the kids, groceries, and keeping the wife in a lifestyle we can't afford.I would much rather my tenants go through all that, and then hand me some cash once a month.

The difference is some pockets are growing purely for profit while others grow because of lifestyle. 

There are going to be unforeseen factors and you don’t want to go to the expense of purchase/rent only to find that the school district/shops/whatever are not suitable for their lifestyle.
