I think there are a few cities in the middle of the country (e.g., Kansas City, Denver, STL) that are starting creative initiatives that are attracting an influx of new residents.   

There is a good mix of some low, middle and high end apartments in this town.

I worry that it will be hard to find good tenants because most families that need that much space either 1) already own a house, 2) can't afford such a large apartment or 3) can afford an apartment that large short term, but long term will end up inviting their extended family, etc. to live with them because they have so much space and can't make rent on their own.The only good potential type of tenant I can think of is a middle-class family that needs non-permanent housing -- e.g., professionals who are in the area for a year for work and want a large space to rent for that period.

I'll add I'm in Colorado and our market is very hot right now so I'm not concerned about getting stuck with an empty unit in the middle of winter. 

The area is in the middle of a few larger cities to include Springfield, MO and Lake of the Ozarks.

What if one of you passes away in the middle of the project?

Unlike other platforms, they put themselves into the middle of the transaction, so you do not deal directly with the sponsor, nor do you receive payments directly from them.

I sold a 60 yo house in Elgin that was high in the middle, low on the edges from settling.
