It seems brave to buy a property of that size right out the gate.

I'm going to buy stable or near stable properties with substantial income and proper leverage out of the gates.

Although the riches people are not diversified at all, Bezos, Balmer, Gates, Buffet; but for every one of those there's a million people that bought a lot of something and it went to zero.

Increasingly, it's getting hard to find cash flow out of the gate, but that's a problem I want - the harder it gets, the more my existing acquisitions (where I locked in my cash flow) are just going to get better and better.

Also dealt with the annoyances of glitchy gates before I resolved that issue and have had a few break-ins at various properties but we've always caught the bad guys in the end.

After viewing the property I’ve concluded to make the property sell better, or get more attention it would need some light landscaping, I would have to talk to the neighbors regarding a locked gate on a walk way in an easement, and a full set of new photos would need to be taken.
