I've been looking at different properties out in Cleveland, still trying to figure if they make sense for me but it's always fun to do detective work and try to find a good deal.

There are some repair issues that wouldn't have been detected in the interior BPO (HVAC condenser, supply line leak under a slab foundation, etc.).

I have a client in Baltimore that says he's been contacted several times by detectives.

If the dealer owns the house have that same lunch with a narcotics detective.  

Hammond already stated it is a very lengthy and risky process and involves lots of study and homework before even considering taking possession. 90% of it involves detective type work investigating and find out if there are any heirs,  beneficiaries, trustees, relatives neighbors or any other parties that may have any sort of equitable interest and said property.

For the NEST and other ones that detect when you are home or not and adjust..... cant the tenant over ride that feature?

My lawn company cleans but they don't always do the roof so it sits on the shingles, which can cause issues not only to the shingles but eventually the decking and interior attic area ( I presume so just like standing water on carpet will do damage) - so now I'm making sure the lawn guys look up on the roof to make sure it stays clean.So this "moisture" that was detected or presence is being taken care of to ensure there is no escape into any part of the house if that is likely.The test they did though showed no evidence of anything in the home.The tenants were presented with a settlement or buy out or what ever the language of the day is for them to leave and guess what......they had their own air quality test performed and they paid for it and that company also said there was no mold in the home.My PMs did an inspection and they are changing the air filter and keeping the home very clean.So now they are staying presumably until the lease end.Geez!

My lease says if an unauthorized pet is detected that pet rent is retroactively charged back to the first month they moved in.

It's very had to market properties with previous sink holes detected even if there is a lifetime guarantee from a company that fixes it.
