We have project management software, Buildium, so the day-to-day tasks there are fairly well taken care of. 

This is a task to handle carefully and at arms length. 

I provide all built in appliances but not the fridge unless it came with one and I don't care about it.

Consider that a few big expenses (ie. roofs, HVACs, etc) are often taken care of for a little while, since they are replaced as part of the reno in a few of these example properties.Thank you all in advance!

@Jae Yoo you should read your PM contract very thoroughly or even hire an attorney to do so, before thinking you can just break it.How would you feel if a tenant just broke their lease with you?

HOWEVER, I recommend reading Stuart's advice above very carefully and perhaps soliciting his feedback on the deal in more detail before putting too much more time into it. 

When buying a property I really do not care who the seller is. 

I've read a lot of books, talked and networked for years (without ever getting an 'ok' from my ex-spouse to invest in property).

Be careful of SVDP.
