I mainly market in a 1-1/2 hour radius of my home and everything is done by me belly-to-belly, including door knocking on non-responsive follow-ups.I’ve been throwing away about 10% of my leads because they’re in war zones.

We have to buy deals with fat profits to absorb inefficiencies from contractors (and 3rd party PM).We just had a TV wired and mounted in our primary residence. 

An assistance animal (like an emotional support dog or cat or pot belly pig) needs no training, nor any certification, and is not limited to dog.Remember, even if someone is allowed to have an animal because of a disability, they are not allowed to damage the property, the animal must be kept under control at all times, and they are not allowed to generate odors or allergens that would affect other tenants.  

Also, if I go with electronic rents collection, what if the rent collecting service goes belly-up, and my rents disappear into the void?                             

Bonuses for finishing early etc (be careful they don't cut corners to hit the goals though...).I just like buying my own materials so I know they are not getting marked up and I'm not writing that fat check at the start. 

You'll come across a few good ones, but if you are only looking for optimal deals you're going to go belly up. 

Agency debt may not lend you on new appraisal so fat, what is the expected time frame for repositioning the property?

I remain skeptical but it's more of gut feeling.BTW: Thats a fat Walleye!
