Seems like the document signing function has given me and a new tenant issues, and the application process was mostly good but the application export to csv isn't great.

Again, that is if they decide to go forward with the sale, I guess worst case is that I obtain the equity and a mortgage at 3.75%...

I will not personally rent anything that does not have a hot tub and a view, and is a true cabin. 

There is usually one for each State/Couty and a few Government DPA's that will cover down payment and closing costs as well.

I do have a portfolio loan that encumbers several SFRs, so that is a possibility…one origination fee, a bunch of appraisals and a new mortgage over a handful of properties.  

We try to keep good tenants for long term, an dhave several 30 year tenants and a 24 year tenant and average 12.5 years over the portfolio of existing properties.

.: There are companies that provide this and I even believe some do a revenue share with apartments.We had looked into this a while back for some of our properties.Not a bad revenue stream and a nice little perk to have new EVs charging near the clubhouse/office where new prospective residents can also see them. 

You could lock the oil thermostats at like 50 for a baseline heat and let the tenants heat the rest of the way with their heat pumps.I can beat that with some ice and a small fan 

I expect a change in the White House and a better economy by summer 2025.
