To date, I've done three (3) property deals with probate heirs in prison.Here are my caveats:Getting anything signed and notarized by incarcerated people is a pain and getting the documents back timely is difficult.There are lots of crazy rules which restrict prisoners from receiving cash benefits.

Since the docs need to be notarized in order to be recorded, it puts the seller on alert that I plan to record the docs and that I think the contract is binding.

It's not so much a problem if you are spending an afternoon and have 4 showings but if you go just for a showing and they want to bring the second renter back the next day it is an extra trip for you.For landlords make sure that you check if they are related and sometimes you need to make sure they are the landlord so ask what is your relationship to x, not are you their landlord.
