I then either empty them (most are bought with the property empty to start) for a full renovation or in case of "stacking" like last year I do enough reno to rent them profitably for a year and hold them off so I'm staging my renovations to use my crew on a constant basis.

Hi Jim, the landlords are out there and I would suggest focusing on buildings that are newly built or rehabbed and are in the very early stages of pre-leasing.

I know how to estimate (very roughly) but my estimate at this stage always feels like more of a guess based on a few slivers of information as opposed to something I could bank a deal on.
