The last part you said is the problem with this tenant, they think we are on-call.We put a clause asking them to address any repairs under $200 just for this reason so they don't keep bothering us for leaky faucets or a toilet that is clogged.

Let them deal with your property manager exclusively, otherwise you will receive calls in the middle of the night about repairs, clogged toilets, etc.Never give your tenant your home address or home phone number for your safety.

These seem like necessary items, but most clogs are charged to a tenant because it is their hair or their excessive use of toilet paper that causes a clog.
