As I would love to break in to Flipping  and flip this 3bd/ 1b house but  I can't  afford the 10 to  20  it Could cost right now so I  will do  a basic/nice  update replace only the carpet  in living and dining rooms,  No opening of walls ( if Flip kitchen would need to be done, it's a small and weird shaped kitchen) put new Kitchen cabinets back plash tile  floor and maybe re tile tub area in Bathroom and paint.

E.g real estate loans are given at an interest rate of 20 to 25% for a tenure of max 10yrs and many other conditions attached.Now my question is which states in US , UK  , austrailia Etc, has a similar pattern with Nigeria or Uae market.

Of course a prospective lender would not lend to a borrower whose credit history demonstrates chronic pattern of disregarding credit obligations on the same terms they would extend to unblemished credit.  

I'd be able to assist in the project management, and I have access to quite a few good GC's and specialty artisans (ie, tile, roofers, etc) that could be subbed for the project; however, I don't know (personally) anything about new builds here in WA State.Thanks for any input in advance!

It is ready to rent save needing a new toilet and carpet or tile in the "2nd" bedroom.

This property has all new plumbing, Newer Hvac, all vinyl windows, vinyl siding, hard wood and tile floors, etc).

Currently has 2 tenants, plumbing has been replaced, new counter-tops in both kitchens and new tile.  

This means removing 100% of C violations (mold, fire safety, mechanical), 80% of B violations (vermin, loose fixtures, broken tiles, smaller stuff), and 80% of A violations (really stupid items like a light bulb out).There are more - so many more.

Has anyone used the rust oleum tile and tub refinish?
