FEMA is reassinging maps now so people who may not have previously been required to buy flood insurance will now be required to pay their lender who will purchase coverage, even if they never intended to buy it themselves.The trickle down effect is that the pool of potential buyers who can afford or want to pay of for flood insurance may reduce the number of people you can attract when it's time to sell the flip.

this allows me to have an opportunity fund for the quick hits and not have to deal with landlord drama that I cant stand personally there are many other ways in real estate to make a buck and landlording is easiest to understand and get into.. but can be pretty annoying if you get some cruddy tenants or buy in areas were your renting to the bottom of the income pool or those on government assistance..

Hi Jason,Syndication (pooling  investor money) and partnering with folks that have the balance sheet (rent their portfolio) to give them a piece of the sponsorship / general partnership is a way he may have gone.

I expected it to be no more than 9 however, I experienced a major delay in getting my custom windows (loss of 6 weeks) plus utility delays and a few minor weather delays (we don't get much of that here in sunny So CAL!).
