I'm MUCH more interested in BRRR but I think finding suitable properties here in Phoenix will be tough. 

Include all present expenses that you are aware of.. taxes, insurance, needed repairs etc.Keep in mind th evast majority of SFHs are not suitable as income rental properties.

Would you consider the information /educational content inside biggerpockets (books, website, etc...) could also be suitable for investments outsite of the United States real estate market?

Example; lets say I own mycolivingsite.com - I can set up my A/B testing so that when I receive 100 visitors, 50 can see one version and enter one funnel, the other 50 can see another version and potentially enter a completely different funnel.  

As a result of all this I get about 200 callers each month with about 400 website visitors.

Once the squeeze page is done, hire someone else from Manila and ask them to post everyday to Craigslist in you local market with an image ad that then sends the visitor to your squeeze pages.

Given our community of 62,000 and the 180,000+ monthly visitors to our site, I think we can do a whole lot better!

I did that few months ago after I couldn't find a suitable designer, and it worked out amazingly!
