It may simplify things on paper and definitely feel good knowing you have that to fall back on if something bad happens; but does that give you the security that you're looking for?

@John Montgomery Its all about systems...everyone will tell you this is a "transactional" business...and to some point that is true; however, 99% of agents cannot articulate what actually happens during the process of a transaction...the key for us is to understand the process intimately, and then develop systems to simplify that process so clients can have a great experience.

It's a much simplified version of what you would do on a regular deal, except factoring out all the rigamarole that the banks require.

I presume most personal investors are doing more simplified calculations like you stated.

The different goals (I just provided a simplified example of different roads people travel) will influence the recommendation.
