Always try to be strict and stick with the paper.

Your business plan is seriously flawed. yeah but Thomas I think his point was that all looks good on paper, and he is ready to make mistakes.

I then save or scan everything to an encrypted drive and shred any paper. 

There are gurus that teach a 'system' or two;  not being a guru myself, I look to help craft a solution to a particular seller's problem.Keep running the scenarios in your head and on paper to keep them in sharp focus. 

The other Oregon areas such as Salem, Eugene, Bend, etc. do have some great deals on paper but they are also longer term more unstable from a job market or tenant quality, so true deals are harder to find.

@Assaf Kehati As with any investment, the gain/loss in asset value is only on paper unless you sell it.

@Sasha Fukuda Well your story was really amusing. can't really help with the girl problem but its seem you are serious about REI since its volatility is lower than paper trading or crypto. that being said if I were you and was looking into investing in this market.

In a nutshell, the idea was to make things a lot more digital and to move away from a paper process where it is possible.
