I have done extensive research on the area on the population, schools, hospitals, jobs, and the age group I'm targeting, and I've seen all the streets and the whole town as much possible without actually being there on google street view but i will be driving over there this weekend to get a real vibe of the place probably talk to locals.I pray that another major 2008 does NOT happen while I'm incurring on my first investment property lol..

The lease (with the current college students) was just renewed through their 2025 school year.I'm trying to figure out how to make this happen with little-to-no money down, as I have other 'irons in the fire' at the moment.I'm planning to offer $400-450k for the home, and am trying to structure something where a conventional lender would loan an amount that would be covered by the current rental rate (lets just say $300-350k)... ...then, anything outside of that amount, would be carried by the Seller (for a short while)... ...Seller financed with a ballon in 5-years?

Hi ryan it’s a 3/2 built in 1969 it’s right across the street from a good elementary and also high school the beach and airport less than 10 mins she bought it for 89k in 1998 went well up in value if listed for 430k now been on market 118 days as for things wrong with home and all that I’m not sure haven’t really asked
